There may be only a handful of people on earth who can buy your island. We identify them, approach them properly, and keep your identity and exact location confidential until you decide otherwise. Listing with ISLAND.LY costs nothing unless the island is sold or let.

What happens after you contact us

    You send the basics

    Country, size, ownership structure, access, buildings, and your price expectation. Anything you do not know yet can follow.

  2. 02

    We agree the approach in writing

    Open market, discreet, or fully off-market. Who may be contacted. What may be published, and what never leaves your file.

  3. 03

    We prepare the file

    A written presentation with the facts a serious buyer asks for first — because a buyer who has to ask five times loses interest.

  4. 04

    We approach qualified parties only

    Named brokers, family offices, existing owners and buyers we already hold briefs for. Every approach is logged and reported to you.

  5. 05

    Due diligence and completion

    We coordinate with both sides, their lawyers and the local authorities until the transfer is registered.

Why islands fail to sell

  • The price was set from emotion. Owners anchor on what they paid or what they were once offered. Buyers compare with what else their money can buy today.
  • Access was never solved. An island without reliable access is a liability, not a trophy — and buyers price it that way.
  • The paperwork was not ready. Unclear title, missing surveys and unregistered access rights end negotiations late, after everyone has spent money.
  • It was shown to the world instead of the right five people. Discretion usually produces a better price than exposure.

What we will not do

  • We will not advertise your island to unqualified traffic to look busy.
  • We will not release your name, photographs or coordinates without written approval.
  • We will not promise a sale date we cannot support.
  • We will not present your island as something it is not — the buyer's lawyer will find out anyway.

If your island is better sold quietly through your own network, we will say so. A failed mandate costs you more than it costs us.

Questions owners ask

What does it cost to list an island?

Listing is free. Our fee is a success-based commission agreed in writing before any marketing begins, so you pay nothing until the island is sold or let. We do not ask for an upfront marketing fee.

Will my island be published publicly?

Only if you approve it in writing. Many owners prefer an anonymous entry — region and size visible, name, exact location and photographs released only to qualified parties under confidentiality.

How long does an island sale take?

Longer than most owners expect. Islands are bought by a small number of people worldwide, and the legal work is heavier than mainland property: title, access rights, water, environmental obligations and permitted use all have to be verified. Owners who price realistically from the start complete sooner.

Will you tell me if my price is unrealistic?

Yes. That is the most useful thing a broker does. An island marketed for two years at the wrong price is worse than one never listed at all — it becomes visibly stale and buyers assume something is wrong with it.

What documents should I gather?

Title or lease documents, a recent survey or plan, any environmental or planning reports, details of access and easements, utility arrangements, staff contracts, and a list of what is included in the sale. We will tell you what is missing after the first conversation.

Do you buy islands yourself?

No. We act as an intermediary only, which keeps our advice independent of any inventory position.
