What a brief should contain
Eight lines that change the answer you get
- Purpose
- Family retreat, rental investment, private residence, retreat or research use.
- Region
- Countries or regions you will consider — and any you will not.
- Budget
- Purchase budget, or per-night budget for rentals. A range is fine.
- Access
- Airstrip, helicopter, boat only, or must be within an hour of an international airport.
- Development
- Buy as-is, or willing to build. If building, what you intend to construct.
- Timeline
- When you want to complete, and whether you are ready to move now.
- Constraints
- Nationality and ownership restrictions, financing, environmental sensitivities.
- Who decides
- Sole decision-maker, family, or board — and who must approve.
Set expectations honestly

We would rather tell you this now than disappoint you later.
- You are prepared to prove funds or financing when an island is worth pursuing — owners expect it before releasing documents.
- You understand that islands are sold with rights: seabed, foreshore, water and access are separate questions from the land itself.
- You will appoint a local lawyer. Anyone offering to handle title paperwork without independent local counsel is a risk to you.
- You are willing to wait for the right island rather than force a purchase.
We are not a listing portal and we do not sell leads. If your requirement is better served by a specialist in one country, we will say so.

One page is enough. We will ask follow-up questions by email rather than send you a long form.
2. We come back with options
Matches from the open market and, where confidentiality allows, anonymous entries with region, size and access described before the owner's identity.
3. We arrange the introductions
Once you confirm interest, we arrange access to documents under confidentiality and stay in the middle of the conversation until completion.
