ISLAND.LYPrivate island brokerage

A small brokerage for a very small market

Private islands change hands rarely, and the number of people able to buy one in any given year is tiny. That is not a market where volume advertising works. It is a market where the right conversation, with the right twenty people, decides everything.

What we do

Three services, and nothing else

1. Represent owners

Prepare the island properly, position it honestly, approach qualified parties directly, and report every contact back to the owner. Success-based remuneration.

2. Represent buyers and tenants

Take a written brief, search the open market and the confidential mandates, filter hard, and present only islands that survive scrutiny.

3. Arrange exclusive-use rentals

Whole-island stays with staff, boats and provisioning agreed in advance — and a frank answer about what the island is really like in your chosen month.

How we are paid

Nothing upfront

Owners pay nothing to list. Our remuneration is a success-based commission agreed in writing before any marketing begins, and it becomes payable on completion of a sale or a signed rental. Buyers and tenants who come to us with a brief pay us nothing. If a transaction involves another brokerage, we agree the split in writing with them in advance and it does not change what the owner pays.

A note on figures, sources and photographs

Island sales are private and infrequent, so public price data is thin and often unreliable. Where we discuss values we do so as an opinion based on comparable transactions and the owner's own position — never as a certified valuation. Photographs of real islands appear only with the owner's permission. Illustrative artwork used elsewhere on the site is clearly our own and is not presented as a photograph of a specific property.
