Overview
A mid-sized cay in the Exuma chain, one of the few jurisdictions where a foreign buyer can take freehold title to an island outright. The western shore carries the beach and the protected anchorage; the eastern side is rocky and exposed, which keeps the island feeling private.
Access
The island is reached by boat in around forty minutes from a scheduled international airport, or by seaplane directly onto the western approach. The existing dock takes a tender and small runabout; larger vessels anchor off and transfer.
Buildings and infrastructure
- Main residence: four bedrooms, open plan living, covered terrace
- Staff cottage and equipment store
- Solar array with diesel generator backup
- Rainwater catchment plus reverse-osmosis plant
- Two moorings, one of them rated for a larger vessel
Ownership and constraints
Freehold title, registered. Buyers should confirm current foreign-ownership rules, the extent of any seabed or foreshore rights included, and the terms of the access easement with their own Bahamian lawyer before committing. Building restrictions and environmental rules differ between islands in the chain.
Our view
Developed, accessible and titled — the combination that most buyers are actually looking for. The realistic question is not whether it can be bought, but what the annual running cost will be for the level of use the buyer intends.
