Overview
A bush-clad island in a temperate, sheltered bay — a different proposition from a tropical cay. There is no beach to speak of; the appeal is privacy, deep water, native forest and a year-round climate where the island can be used in every season.
Access
Ten minutes by boat from a marina with full services. A jetty on the sheltered side takes a runabout; larger vessels use the anchorage. There is no airstrip, and weather occasionally closes the crossing for a day at a time.

Ownership and constraints
Freehold, registered, with clear boundaries. The consent is for a single dwelling and specifies setback and vegetation conditions that a buyer should read carefully. Overseas investment rules in New Zealand can affect certain purchases; this is a question for a New Zealand lawyer on the buyer’s side, not for us.
Our view
Attractive to a buyer who wants to build rather than renovate, and who values four usable seasons over a tropical beach. The consent removes the single largest risk in island development — permission to build at all.
